I need to scrape and wire brush all of the walls, and repaint / drylock them.

Having said that, I disagree with Xing Zhu...you cannot brush things like this under the table or you will not get the service you pay for and the respect you should get.

Hi everyone,I've noticed in several posts people saying something like "time to review and brush up your lease".

I have lived through a bathroom renovation (only full bath) where I had to shower at the gym every day, brush teeth in kitchen, and use the basement toilet when needed. 

The only current occurrence that I am aware of that hints at brushing up against this issue is perhaps the NationStar debacle which I don't think was decided yet.

But the analysis I use, for example, on smaller rental properties is just the same as an institutional investor who buys for cash flow on larger income properties.So brush off your commercial knowledge, bolster up your courage, and go out there to buy some deals for yourself:) I think it's a lot more fun (and profitable).Best of luck and let me know if I can help!

If you get a hint that it will be an issue to show terminate the lease.On the other hand not all tenants are bad in this respect and we bought apartments recently where the tenants were immaculate when we viewed the place (and still are awesomely clean) so you can't paint all tenants with the same brush.

You'll need to brush on La state laws regarding preventing mechanics liens on properties.

I use all the same paint for our units so I had the paint, brushes and equipment they needed.
