I've been listening to the podcast, reading the books, and browsing the online threads for 2-3 years now, and I'm finally in a position to take my first major step towards owning my own investment property.Since stumbling upon the BiggerPockets podcast, I made it my goal to gain the education and save the capital required to invest in real estate.

With the new hospital, casino, expansion of grantline road, good schools and various other infrastructure building it's ripe for appreciation.

Im a full time, top 1% agent....and I dont even use the MLS for browsing the MLS.

STR can work out in eastern CT, but they have to be near the casino and priced competitively when compared to the hotels in the area.

In one small town in NC, there is a casino being constructed in an area with almost no STRs, it's still 2 years from opening, but what people don't realize is that because of the lack of hotels, and the size of the projects, contractors have no where to stay, two of my clients have bought very cheap housing in the area, modestly furnished it, and have better ROI than almost any other investment they've ever had. 

I was casually browsing LA county tax liens, which redirected me to a site where I saw that a house in my parent's neighborhood is going up for auction next week.

But not to a casino.
