Thanks for the explanation @Curt Davis but If I'm not mistaken the property mgt. company role does not end on assigning a resident and collecting rent.What about ongoing fixes around the house (broken appliances, electricity issues, etc.) ?

The total cost of rehab for this project was just under $16,000. major rehab break down:-unfinished attic was broken into 2 large bedrooms - new attic window to meet egress-upgrade electrical -carpet second and third floor-laminate flooring kitchen/bathrooms-created a new bathroom on first floor.

The outside a/c unit has been cut off and stolen, so new a/c install and external paint and windows to replace the broken ones that have plywood over.

Neighbors are nice, nothing gets stolen or broken, you sell your spec pre construction, you own the land, you can fund your own construction, get a C.O. in 90 days or less and close with your buyer the same day, no warranty calls ever! 

Realtor.com has an overlay when looking at listings that shows the amount of crime an area has, it is broken down by city blocks in many instances.

Tell him thanks , and when the tenant asks for payment , ask for the reciept for the faucet and tell them to contact you first if something is broken . if they ask for $$$ for labor , say no
