I sort of believed that RE would always have plenty of opportunities.  

Next, I'll be pivoting into subsidized housing investment and collecting rent $ from the government as i truly do believe this is a way to boost CoC return percentages in today's market.

I believe $1200 spread over 12 months for painting 2 rooms is a little high (i just paid $4k for painter to texture walls and paint (prime and paint) walls and ceilings in 1350’ unit), but not as outrageously high as some posts imply.

I believe your land is still a little too far out for the current cycle. 

Unless you believe in the location, most likely, I will try to sell it and cut my losses. 

I think they charge 2k or 2,500 or something and they'll do some legwork on the tax sale and then I believe they work with title companies so that they can insure the title (maybe they underwrite the title policy or something, i don't really know how they work). 

Given the nature of small towns, we have personal relationships with multiple members of the board which we believe positions us well for success but of course there is still uncertainty.

I’m pretty sure FHA loans are assumable as well - I believe they discussed this on a podcast awhile ago. 

Now some other investors may believe they can boost your revenue quite a bit but they don't want to pay for that projected boost.
