I did it on one of my old 401ks.I am using this extra money in my flipping business.

I will say it is kind of fun learning a new aspect of the biz, especially since I am used to being a pretty active investor. 

@Trenton Miller - I am using Borba Property Group to manage this property.

If thats the case, this deal will not work as I am using a hard money lender. 

A realtor I am using had a family AC company inspect my home's HVAC and provide an outrageous recommendation for a new system and she never disclosed the relationship or that the HVAC company website domain name is registered in her name.

@Whitney Hutten Yes I am using GC's, but' I don't think they are involved early enough in the process. 

Another house I am using a 401k loan to purchase outright without a bank.

@Percy N. appreciate the honest opinion and I agree, and I am used to the grind having several businesses in the past Grocery store, Software company with 20+ employees in a physical location etc., taught me that:-) and I love to have that again only in the real estate Industry.

I am always amused that the sole benchmark of whether a management company is "good" is based upon what percentage of rent that they charge.
