The idea of house hacking a duplex sounds like a smart strategy, and $25,000 towards the down payment and closing costs would be an amazing help.

The key is to have an amazing team, as well as backups you can call in an emergency. 

These things hold their value amazingly well.If I had to guess, if you bought it for 40k and only used 9 or 10 times, the hours on the machine would be so low you could probably resell it for 35k or better (given that their retail value would go up over three years so the discount from say 48k to 40k might even mean you break even)..

Its amazing how she thought she is "offering" me a deal, take it or leave it.

While there are amazing and awful people at every level of income, generally the lower the income, the more likely you are to have a rougher tenant. 

Kitchen appliances and counters are fine in my opinion, I am not looking to make an amazing house.
