Im sorry, you act like you know the exact algorithm used by Air or VRBO, because "you worked for Amazon". but you are only guessing, as are most people. again, there are a lot of good hosts and owners, it is always going to be hard to get on the first page, hoping the filters help rule of competition.

actually most of the family office type folks I work with have little debt and LOTS of cash to invest... depends on where your assets are ... are they quality assets or subprime assets. it also depends on your make up..

A lot were doing air bnb up until the new rules came in place for the city of San Diego but you can still find a property outside the city that you can potentially do STR with to cash flow. 

After owning the property for 1 week and putting in a lot of sweat equity, I've concluded that I want to keep the Inherited tenants based on the condition of their living space and the quality of the people, Knowing I want to keep them to save myself the headache of a  turnover and vacancy of a projected move out If I were to suddenly increase rents.
