my only problem with working for an REI is that I already have a job that is coming into the busy season and takes about 70 hours a week, and if I were to rehab I would cut the hours back, but birddogging I could probably start off on weekend and evening huntings also I get Fridays and Saturdays(my weekend) off and could utilize that Friday to do things that I could only get done during a week day.

IIRC for every 10,000 forcible detainers FILED, about 2500 deadbeats actually show up in court, about 50 of those mount any kind of "defense" that might earn them a "stay of execution".Of the 2450 that "lost", fewer than 50 are still around when the constables show up (one day before actual moving day-to avoid hassles) to warn them the "the truck is coming tomorrow" and maybe 10 of them are still around when the truck comes.My tenants always KNEW I meant business, so I've only ever been in court 4 times, only ever had ONE tenant show up, she mounted a "dog ate my homework" defense, the judge said, "all cash wins-out you go" and they moved on Friday and Saturday.

I joked with her about fighting for the deal, but I assured her after the fact that it was her lead and I wouldn't work it.Well, I get a call tonight from a realtor telling me that she is about to list the same property and she wants me to go over there with her on Friday and just make them an offer right then and there.
