Eventually investors will discover another asset class that they like better.Having said this, the current fundamentals are very attractive.

I feel like trying to combine the 2 might be a headache due to managing 2 different types of customers.5) Are there any fundamentals I should be aware of?

Edit: The fundamental goal is to better separate the business from my personal life. 

Owner occupied buyers might be ok with that but its cheaper to rent even in CA high price areas.Prices are only as good as the underlying fundamentals.

The market loves to overreact to things ( especially nonsense ) that will not effect the fundamental value of your investment but  cause the share price to drop-how will your personality handle that?

Numbers on a spreadsheet may look great, but fundamental analysis of the market is just as important. 

Both Partnerships and S Corps are passthrough entities but fundamentally are operated and administered differently from a tax perspective. 

In general terms this is fundamental to property investing.

I'm a huge fan of turnkeys personally and they are all I've bought for myself I am also a huge advocate of newbies buying them because I think when so much of the harder stuff is done for you, it allows you more time to focus on learning the fundamentals and can dramatically decrease risk.My only thought though...if you live in Columbus (or any of the Ohio) cities, why or where are you thinking about turnkeys?
