Literally just completed the application and waiting on contract execution later this week so I do not have much insight to offer but the seller is aware that SBA is what we're using and understands it will be a long closing 

It's not literally scanning your OTAs for openings, but if you knew you had one upcoming, you could set this up in a travel group about that local area and shoot promos out to its members. 

I live in Phx,az and recently friend of mine sold his bank (ex bank of america) literally as is and profiteed $300k  , he purchased it right out cash last year (I think) and it was in real bad shape in a shady part of town,  before him taking possession of the bank  homeless people where living inside it an using the bathroom anywhere in the building, he put maybe less than $5k in just cleaning it up and just a couple of days sold it.Basically the idea is to find super cheap homes in ****** conditions but the price is so cheap that you could still make profit by selling as is, investing as little as possible..

I ended up negotiating the price down using cash and got the property literally for 50% off the list price. 

I have 7 years of data from multiple properties and pore over a ton of new listings literally every day and I don't see a pathway to rental investing success in Philly.

There are literally 1,000's of videos from hundreds of landlords going through it in these kinds of neighborhoods. 

I literally right now have my GC walking 4 props today, in one now.

Sec8 I have dealt with literally has entire "How-To" info manuals for landlords they give out, readily, FOR FREE.

While you could put it all in 1 property, you are literally putting all your eggs in 1 basket.
