Could bring a partner in, but not too confident in myself yet in this field that I feel it would make it hard to find a partner.

Note that many fields are required on the forms and typically only the seller is going to know the right info.You will also be required by state law to sign a listing agreement with the listing agent.

You may have been an indoor employee with air conditioning and a comfortable chair, but sometimes the only work available is being a rough neck in the oil field or some other unpleasant type of hard work. 

The money is just as good as technical fields and you can actually do / build / contribute something to the world.

Get in touch with some accomplished landlords and ask for advice from those who are prospering in the field.

@Don Konipoli can have some sympathy for #4, since it's drilled into everyone now that you can't advance in any field unless you 'have a mentor' - so i try to redirect those into an old-fashioned pursuit called 'making friends' or, not quite as bad, 'networking.'

There are attorneys that specialize in tax liens,deeds,etc.Might be beneficial for investors to consult those experts in the field.

Mostly Southwest uses Love Field, the smaller older airport....so don't go there looking to fly to Sydney.Dallas has to be Real Estate Meetup Central....seems like 3-4 a week depending on your focus.Two I really like are on Thursday nights in Dallas NTAREI and Saturday mornings in Fort Worth DFW Real Estate Investor Club. 

Cotton fields are turning to neighborhoods are fast as they can dig them up.
