Everyone can get rich in Excel.There are also LPs who claim to "own" 2000 doors because they purchase 1 unit in 6 syndications.

Most RE forum members will be even more tilted than 40% toward RE.Many experienced LPs would recommend diversification by asset class as well (debt, equity, SFR, MF, industrial, SS, MHP, medical office, NNN, hard money, litigation finance, life settlements, retail, GP stakes, receivables financing, dorper sheep, the list goes on).

Sr lender will be 70% of the capital stack, LPs will be 25%, GP will be 5% of the project.So for a $15mm property purchase, the lender would bring $10.5mm, you (the sponsor) would put in $750K and raise the other $3.75mm (plus any additional working capital, capex, etc).It will be hard for a first-time sponsor to find a single equity partner willing to write a $3-$5mm check.There are various ways to structure raising funds from multiple investors, a popular one being a Reg D syndication.

@Eric Hempler sounds like to have more experience in certain areas than the typical newbie syndicator, but there is no substitute for real-world experience.The more visibility/interactions you have on the day-to-day operations side of a sponsor, the less risk for your LPs.

As far as due diligence on the property or markets, your friend can do those themselves if they have some experience underwriting or pulling comps, but many LPs don't so not sure if that's applicable to them.

I say if one combines a sponsor leading LPs to a 5.8% loan with a big yield maintenance fee (fixed debt) and who also got involved in a submarket that has an overabundance of new supply coming online in the next 1-3 years, you're facing a possible "Titanic" situation....
