For instance, towns that are mainly Republican cowboy types, or only have one real employer and whether or not it's likely for that employer to stay the duration, or can you handle renting to pot heads in the pot growing areas and deal with potentially really high water bills - you just really need to know and understand the affordable areas and the culture and job market or if it's realistic to expect to rent long-term to retirees, what's the healthcare situation, etc., etc., etc.Now, if you do your homework, and spend hours and hours of time researching and traveling there to get a feel and understand them, and you have the ability to really converse with people who may not be the class you're used to, etc., or maybe they don't speak English very well or at all - then you can probably find that you can make a profit.But, anyone who goes into this business expecting to get rich quick without having to do any work is probably going to fail anyway.

It isn't allowed to bark, the dog is highly trained to listen to every single command the first time watch the dog if you can it should be completely confident, focused on the handler and only the handler at all times etc.

Selling half of portfolio to paydown mortgages?

Hi all,Was hoping to get perspectives / hear stories on how others approached the possibility of selling RE assets and using the proceeds to paydown debt on other properties.Here is what I see as potential +’s and -‘s:+ increase cash flow by removing mortgages (so more passive income)+ opportunity to sell underperforming assets- less assets under management (so less potential equity appreciation)- taxable gains (will not redeploy into RE as my sense is we are near the top of the market)- 30 year fixed mortgages in place at low 4-handle rates (based on simple bond math, the value of my liability is shrinking on a relative basis as rates rise)Other facts relevant to my situation:* RE is but just one asset in my portfolio (and I’m fine with that); cash flow and appreciation are great, but I’m looking at the asset class as more of a long term hedge against inflation * not looking to leave my day job and / or replace W-2 income entirely with passive income * don’t need the cash flows from RE; again, I see the asset as a levered inflation-hedging play
