I found that when I first started (as with anything else) I didn't know what my questions were going to be until I got to that particular bridge and needed to cross it.I know of some note investors who can teach youthe business as long as you can send them qualified referrals.

I am sure you guys are filing married filing jointly now, so even after LLC, you would file the same.LLC just acts as the bridge, the amount of income from rental or tutoring will have same effect with or without LLC.

the issue your client may run into is that most hard money lendes will not / do not take anything but first position loans, so if he is trying to use hard money for a bridge or down payment he may run into trouble.
