The key here is (1) the seller is motivated ( desperate ) enough to give up control of his property to someone who has little if any capital invested, while receiving no money upfront himself and still maintaining liability on his mortgage, and/or (2) the seller is convinced that you will be successful AND that his risk is small AND that he will receive future benefits.

If some desperate contractor without enough work comes in they may undercut everyone just to get the job.

I will caution that you come off sounding desperate to unload these properties.

Sometimes though the numbers still work specially if you can get in using seller financing.2% - now that's a challenge although you can still get them from time to time, specially if it needs a lot of repairs and the seller is really, really desperate.
