Recently bought a SFH (not in LLC) the price of rental insure has jumped significantly with State Farm, what are better options?

Maybe getting a referral from people who are respectful of the property will bring you a better quality tenant?

Is it better to diversify your portfolio in one geography, tenant base, style of property (SFH, Multifamily, Apartment).

Just like you can't hit homeruns on every deal, sometimes your better off taking some lesser deals in there too just to grow. 

Its a scare tactic and she is trying to bully you into letting her get away with this BS.You need to screen WAY better and/or hir e PM for future tenants. 

I didn't receive the full rent which was owed, but it was better than nothing.

I figured what better place than the bigger pockets forum to ask if maybe I'm not thinking of all my options.

They will have better knowledge of what you need and how to do it then just finding one on the internet. 

Of course, all channels can work.. it’s just that certain ones might be better for your situatoin right now.Since your Charlotte mortgage is higher, renting by the room can spread that burden across multiple renters.

Otherwise it might be better to look at bordering counties, such as Madison, Henderson, Haywood, etc.
