I would like to receive some advice regarding the following:1) what are the potential markets that are the best to invest in for multi family, duplex, triplex and fourplex (preferably outside the Golden Horseshoe area as I don’t want to deal with the speculation tax).

Who knows maybe in a year I’ll have good nest egg for the golden years.

CPAs do work across states - many of the accountants on this forum work remotely with investors from across the globe. 

Then I think you’re golden if you have a shipping and expected delivery from fed ex by the 3rd maybe even the third day after it was due depending on how the law is written/interpreted.
