There are programs for helping first time buyers buy a home, and if you live there for two years, you'll get preferential tax treatment when you sell it.

I grew up in a small town (NorCal), learned a strong work ethic being raised on a family farm and worked my way thru college doing construction work: commercial and residential plumbing primarily.  

I have to point out ethics and laws do not always match up in my opinion.

Lending is a little more passive, but you do miss out on some of the benefits of owning real estate (i.e. appreciation, favorable tax treatment, etc) as you pointed out. 

@Grant Dennis @Russell Brazil nailed it.In any negotiation, real estate related or not, it's critical to understand the interests and goals of each party.The seller's agent is required by law and by ethics to get the best possible deal for the seller.
