Any suggestions - especially in regards to high value bills such as electricity during summer when air conditioning is on-  are highly appreciated. 

Some common items to note: roof, electrical and plumbing, window updates.

For example our local gas and electric company (Baltimore Gas and Electric) has a program called the Automatic Change Name program that PMCs can enroll in.

I go up stairs and knock, and knock, listen to hustle and bustle, knock again........Bottom line, the electric company cut off my tenant's electricity.

For example with heat, the fuel (electric, oil, natural gas, etc) all cost differently. 

If we add a mini split, we will also need to upgrade our electric panel, as it is currently full.

Also, if an older home make sure upgrade the electrical panel too.

Offering port-a-potties, well or cistern for water, and some amount of electrical power and wifi located strategically will be enough at first.
