Every time a guru “education” course was co pleated, I’d receive 10 -20 phone calls from either investor wannabes “building their team” in preparation for all the real estate “great” deals they were going to uncover or the same wannabes who had already identified a “great” deal (they hadn’t submitted let alone secured acceptance of an offer yet) and were lining up their financing which since they were purchasing at 50% of the value they’d end up with not only 100% financing but also walk away from the closing table with cash in their pocket.  

Add in, that you'll prob have to collect a co-pay from lower income people.Not seeing a big advantage (nor dis-advantage) either way.Steve, back east in the mid west deep south and rust belt  Section 8 pays SUBSTANTIALLY higher than market rents..

For the Canada to US issue, reach out to Daniel Foch who co-hosts the Canadian Real Estate Investor show with Nick Hill.But this statement - "first small deal and get some positive cash flow" - is troubling because you may get enticed into a cash flow market with this thinking.

where do you find your most bookings outside of Airbnb, Vrbo, booking.com?

I'm currently located in Morrison, CO.

I am an investor in CO and we're doing a garage conversion including the room above the garage and that is looking like it's going to be 150k but that is for about 800 sq ft including some foundation work, adding a full bath, laundry hook up, and kitchentte. 90-100 seems high for 330 ft to me but that may be CA prices! 

From what I got from the info I was getting regarding land co tracts , the main benefit is if you are offering terms to the buyer.
