As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

Also, there seems to be something psychologically challenging for good tenants who get a brand new 1-year lease in front of them that makes them go out and see what else they can get, whereas they seem to forget that they're renters if you just let it go M2M on expiration.

If the lease prohibited painting the walls and they did not put it back to the original color you could keep the deposit to repaint the walls they mis-painted.
