So if they can get guaranteed 5% interest in an account they can get their money out of at any time they’ll want 8-10-12%. 

I assumed this would be the cheapest out there.I have some great local portfolio lenders, DSCR lenders, conventional lenders, and commercial lenders who are competitive and should be able to beat 6.75%.

Mainly because, while I think there are some that offer truly valuable information, you need to know where you "holes" are to make sure you are plugging those. 

This area is going to grown big in next few years.

Not sure why owners invest in rentals, yet do very little research on market conditions!

I would also recommend reaching out to a Zoning Attorney and checking to see if they may have any additional insight as to the feasibility of obtaining a Map Amendment in this area.

I think my own research says that I cannot reap the benefit because you would have to have put the property into a fund upon purchase.
