I assumed this would be the cheapest out there.I have some great local portfolio lenders, DSCR lenders, conventional lenders, and commercial lenders who are competitive and should be able to beat 6.75%.

I would also recommend reaching out to a Zoning Attorney and checking to see if they may have any additional insight as to the feasibility of obtaining a Map Amendment in this area.

I think my own research says that I cannot reap the benefit because you would have to have put the property into a fund upon purchase.
