OK off my soap box.. but you better believe its in the front of our thought process instead of OH we will just deal with it.

With the low flow washers you have to educate your tenants to use way less soap or you will end up with a mess on your hands.

I could get on quite the cap-rate soap box, but I'll save that for another post.) :)

I take my OK salary and triple adjust it for CA. Still

Supplies like toilet paper, laundry detergent, dish detergent, bath soap.

Having basics like soap, shampoo, etc is important but I don't think condiments, fancy towels, charging etc are ever expected or included unless specifically noted in the description (can drive more bookings depending on the market)

The marketing bullet points, even on the front of the can include:-Strong, factory-like finish-Fade, scratch, and scuff resistant-No sanding or priming needed-Soap and water cleanupOur cabinets are laminate (not real wood, I guess).

Do some light staging as well (maybe some flowers on a table, nice soap dispenser and trendy towel in the bathroom, etc). 

So you have to be very clear in the number of people you will allow.Also, go over basic systems--the dishwasher uses this soap.
