Unless you plan to sell your home soon, cash out refi it.  

I am starting a new journey in the mobile home niche I eventually want to write my own notes (shout out to lonnie) but would like to gather cash and I feel the best step to this is to do wholesaling.

It would also lessen my out--of-pocket on either hard money costs or cash I spend, so I'd have more to work with to acquire more properties.

I think the majority of the confusion likely comes from the fact that most all of the builders that have inventory on our marketplace are offering unique incentives like extensive rate buy downs, free PM & maintenance guarantees, up to 10% price reductions or up to 10% cash back, etc. 

If they can be difficult to work with, then I'd be careful renting to them as it's not worth ruining a relationship.2.

Unless.... your happy to be VERY cash-deep into it and ready to absorb the hit's of a LOT of time delays and additional expenses or cost over-runs.
