In 2-4 units, I stagger leases so that 2 tenants are never leaving within a month of each other, in other words, one ends in April the other in July.

Some data points we look at are population, population growth/loss, unemployment, crime rate etc.We then filter out the rows with characteristics from those data points that do not fit our criteriaAfter filtering, we order bpos on every row, and that gets returned to us in a massive spreadsheet.We then run some calculations to filter out blatantly bad BPOs and filter out words we don't want like such as "fire", "burned", "demolished" and "razed".Once we have a list of properties we're interested in, we use an excel formula to create a bid amount for each row.We get to pick out the properties we want to bid on in the pools.

In other words the best answer I can give is...... it depends.Deal structure varies from investor to investor , so what you will do on this deal may vary dramatically the way you handle the next.I wholesale & rehab a lot of properties and my typical process is the following:Once I get a contract with the seller I will send it over to my attorney to begin the process of pulling title because I have multiple exit strategies with every investment I put under contract.I always try to wholesale my properties first, if that doesn’t work then I will fund them, close and begin the rehab.When I turn around to sell the property as a wholesale deal, I take it a step further to ensure that I do not lose my deposit.Instead of just taking a refundable deposit for an assignment, I structure the deal with an extra document.

Yes i'd file immediately but depending on the situation (sounds like she pays rent on time) I'd work with her to make payments especially if this was an unexpected $700 bill and not a case where she just hasn't paid the last 3-4 bills (If the latter then shame on you too lol).I word my lease so that overdue water bills are paid before rent so in this case she would be $700 behind on rent which would make it easier when filing court papers.
