I would go 2 small to split the risk . even if you want to get out of one you always can and still hold one . more flexible strategy . but more management

@Christopher Lombardi Self-insurance makes sense in some scenarios when approached with a well though-out risk management strategy.

In the meantime, relax, do some research and look into different strategies that appeal to you.

We are not sure the best strategy to go about financing our renovation.

The downside is more maintenance and repairs, more toilets, stoves, water heaters etc...Depending on what your goals are for the investments and your acquisition strategy would point you toward one asset class or another.
