One of my houses had some issue with the foundation here in the Bay area, with cracks showing at the doorway, and although the specialist told me that it was "not as bad" and "on the cheaper end" (needed to add more support and a drain system), it still cost 30k including permit costs.

That unsatisfied judgment, however, stays in a computerized records system FOREVER.

Then you can learn the entire system & process as opposed to needing to create it.Maybe throw out a couple of cities in your area so that they get picked up as keywords for other nearby investors/wholesalers.

The number one impediment is our personal wealth operating system and how we think about money.

Also look for systems in place for everything.

Don't just track them, but learn from them and improve process and systems based on what you are tracking. 

I have not done that so that's definitely something I'll work on for my own BRRRRs and maybe introduce that system to my real estate investing bookkeeping clients.

It doesn't have to make sense, that is the system. 

The system is much more complicated than it was pre-covid. 

I am inquiring if anyone has a streamline system that helps them collect a deposit and first months rent electronically instead of the old school cashiers check ect..
