Just ask people if they know of anyone who  is thinking of buying or selling a home.Everyone is related to someone or they know someone, just because a guy works at the car wash doesn't mean his parents do or his uncle!

There are so many risks and all it takes is a big player (sheetz/QT) to move in next door or down the street to wash away every merit from historical financials.
