News flash, the good and the bad.........I'm not being a jerk when I say this.....In certain parts of the East Bay you can find the one percent rule on a triplex or a fourplex, but it will be in an "up and coming, blue collar, working class neighborhood".

We are in the Minneapolis area and with our portfolio, we like to do a combination of investing closer to the city where the rents are higher, and there is greater likelihood of appreciation, as well as investing in tertiary markets where it is more of a blue collar based tenant, who is less likely to move, and treats the property as their own.
