Hi,I am making some updates to a rental (not an expensive rental for area)  in Fishers and trying to weigh my options.  

It's not uncommon to find strong older homes that have been remodeled in the past twenty or thirty years and have updated electrical, plumbing and windows.

If ever upgrades or updates was done, how long you think would it take for it to be credited on my property's equity?

@Benjamin Carver Benjamin I suggest that that you start from where you are.The projected numbers will always be changing until they become actuals.The pro forma you initially create will morph along with the updated and refined data that you feed into it.

There were some interior updates done previously (updated kitchen, flooring, windows), but much better than many in the price range.

In properties where repairs/updates are needed the ARV’s are not high enough to recoup all of the cash put into the property when refinanced.
