I suggest you search the BP forums for values that appraisers are providing ADUs   I further suggest you understand the value that will be added by the ADU addition prior to proceeding  Here are reasons hands off ADU additions are poor RE investments in So Cal: 1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

I understand that FHA does require the borrower to live in one of the units for at least 1 year, but in the case that the entire building is occupied by tenants, whether on lease or month to month, what would happen?
