Just thought I'll throw this out, as I don't think everyone knows: A mortgage is coded as installment and is seen differently on your credit reports from a credit line, which often is coded like a credit card. 

I think there is a fee if you or they use a credit or debit card.

I'm also curious about whether the inverse is true, so that I could leverage Home Possible while waiting to refi out of FHA.

I contacted the local detective assigned as lead to the case and even left my info with an officer who was parked outside my house (I wanted to know what was going on and figured they'd want to ask me questions as I was there earlier in the day) but the detective never contacted me (they seemed unprofessional - they tossed their latex gloves they wore inside the house outside on the porch which I found to be rude and insensitive based on the situation).I think I handled the situation well - I got a card from the deceased's family thanking me.

When you find true deals, finding buyers is like rolling off a log.You need a purchase and sale agreement for the seller to sign, but what reason do they have to sign with you?

@David Cruice, definitely true about Karma.

The idea of a true cash flow property is very tough to find here but you can still find good deals in which you can occupy (rent out other if a small multifamily) and do a refinance/HELOC later and go for a second property. 

The suggestion was to open a credit card and spend to setup a credit history. 

It is true these services are not for everyone, but there are those who use them and do well with it.
