I remodeled it (with some credit lines like Home Depot and Lowe's), put it up as a rental and then refinanced it and got most of my money back out.

Commercial tenants generally handle their own problems after you rent to them so you won't get into arguments over clogged toilets, drips under the sink etc.

AIG and Zurich are the only two actual builders risk policies I’ve ever seen for remodeling.
