3) If in the event zoning is an issue, or it makes more financial sense to not convert to a commercial loan, is there a way to SPLIT the quadplex so that each duplex sits in its own lot and I become the owner of two separate lots, each with one flat roof duplex?

It sounds like the passivity of having a new construction rental with low cap ex and hopefully not many repairs would be beneficial in your situation.I am not sure which exact community you are considering but I would definitely make sure whatever builder you are going with is high quality to avoid long term issues.
