@Ron Drake   None at all but we are not in the ARB area and the ARB area is not that tough in Charleston. as long as you meet set backs etc you have no particular arch style that needs to be done... its market driven this is what the market wants...

You don't have time personally for the other deals which sets you up to wholesale those deals to other investors.As for response, it will vary on several factors:- the quality of your data (list or data source)- how often are those people being mailed to- the quality of your envelope- the style and copy of your letter - the frequency at which you mail (most investors mail once maybe twice, although in sales most deals happen after contact 5)Track your response and make small tweaks and track the improvement.

Found a couple rocky hillside lots in my market that would be tough to develop for traditional homes but I think a modular container-style home could be an interesting way to hack the geography, and even more interesting as a duplex setup with or an owner occupied unit with a guest unit.
