(I would love to raise rent on all the applicants but that seems uncool).Group a: couple with 3 kids, self employed but sufficient income, just sold house, wants to pay year in advance.

Regarding appliances, I had to personally drive 5 hours to get the refrigerator my wife wanted, and our range only made it thank to my wife's social media presence and one of her followers from across the country helping us by ordering it (it was only available for local delivery) and repackaging it for Fedex freight across the US.  

The closest comps to this size of place are in the new apartments in this area ... 2/2 apartment ranging from 2500-3000

I think you are going to get a wide range of opinions here because ultimately where and how you choose to live/invest can be a very personal decision and vary based on personal values, desired lifestyle, investment strategy, etc.

@Cody Gagnon my clients have picked up houses in that price range in East Lake, Avondale, East Chatt, and Tunnel Blvd. 

Can range into the thousands depending on the property.

If not at least where I am wages are up and companies are begging people to come back to work so why isn’t this person taking steps to be more self sufficient.
