That’s first thing.In regard to financing, if you decide to go through with the deal, community banks finance this type of stuff all the time, usually at 80% loan to value.

My agent told me that when she arrived outside on morning of 9/4, he was seen through the basement window cleaning up as much as he can. 

If have any leverage in the deal, just try to get as much of a credit as you can and fix the stuff yourself.

I am leaning towards one over the other three due to prompt and respectful communication, arriving on time and following directions for the showing, nice personality etc.
