pretty simple just create your brand LLC and just use promo material on the properties.the management company I rented from had a multi structured LLC in which there was a management company and the LLC that owned the property.you don't need a lawyer to do this however depending on your state you may be required to file monthly taxes with the local government and obtain a certificate of use (depends how much free time your city has to actually enforce these wasteful taxes/fees).

You don't want to be putting in high end finishes that double your material costs if the market is telling you that more basic finishes will get the house sold quickly.You should also seriously consider adding wholetailing to your bag of tricks.

Thank you all for the replies, I was wondering if I needed to do a advance filing of form d submitted with advertising materials 15 days before I begin soliciting because a few years ago the sec proposed a ruling that required that but I couldn’t find anywhere on the internet that said if it got passed or not

Went and took a look, the property has been condemned by the municipality due to hazardous material and they are requiring the property to be demolished.
