My solution has been to offer a small earnest money deposit; as little as $10.

We do plan to visit and spend some time there so we can monitor the property.

@Tiffany Thompson-damm just state up front in your property listing that growing marijuana on the property is prohibited and as the owner, you will monitor the situation and report any violations to the DEA and local police.

However, I'm able to monitor my personal email and respond to anything that comes up in the RE business that don't require me to be there physically.  

We did get one quote for gravel, and it was much less expensive, but also a shorter term solution since we won't get as many years out of it. 

Additionally, I have customers WAITING for me to deliver the solution vs. building the "solution" (which will likely be incorrect) and TRYING to sell it.

If this is a solution, then how does this change the sponsor-limited partner relationship?

If someone has or could develop a one stop shopping solution that would be fabulous!

Given the age of the house, that's a nice-looking solution.
