We all have other "stuff" going on and between us, we also have some Internet Web Site projects going on which pretty much take care of themselves.We are all pretty smart people and we are looking at property flips like any other business venture... do it right, get in fast, use good people, provide a quality finished product, make our money and move on to the next one.

We usually allow one late (ie 6 or 7th bc technology and things happen).

I thought I was pretty smart setting my rentals up to all come due in the summer, until I had 4 empty within 2 weeks of each other and all need work.

Guard them with all diligence and don't listen to others tell you you can't do something when people who aren't as smart or as hard working as you are doing it everyday.

The lease addendum idea above is smart as well.  

I truly believe real estate, more than many other sectors, can greatly benefit from mobile technology.

And since they are smart and have money they will invest in what they know and love - real estate.

I am quite certain that REI will take a turn towards technology in the future via computer programs that will do much of the work for the investor.
