@Wayne Woodson I don't think he means he's going to give the money directly to the agent.I could be wrong but I believe the question is what percentage should be paid to the Realtor for assistance win the transaction.

I suppose that simply is what it is.  

@Edsiaren Ignacio , the 2% rule simply doesn't work in higher end properties unless you buy way below market.

The housing bubble busted him too for speculating.My goal in real estate is to get out of the rat race and become financially free in 15 years.Last but not least, I found bigger pockets googling for a website that I could share my excitement of investing in real estate and learn from the people playing the game I would like to win in.

This totally out of the box but I have seen 500k homes in a "Win a Dream Home" raffle.

Don't simply send payments to a seller, you need some servicing or escrow method to show payments were made as agreed.
