We do 7-8 flips a year and always use the same local closing attorney. 

At this point I do not know where/what to do.

The rates have been lowered for months now and the 50bps cut really isn't going to do much in terms of mortgages.

My partner and I own a portfolio of STR's here as well as do flips and mainly work with fix and flip investors.Right now in the market we're seeing 50% of sales coming from the $350k-$550k sales price point and another ~25% of sales coming from the $1.8M-$3.5M range.

What can I do to protect myself, as I want to avoid inheriting a tenant who may not pay rent on time or may need to be evicted after closing?

I would check out an STR data site like AirDNA, Mashvisor, Rabbu, etc., to get more insights.

But keep in mind that you are not able to market or select only tenants that do or do not have a voucher.

Most importantly what do you know about the sponsor and what is their track record.

Setting up a refinance with an escrow would be fine, but if your ARV is only 75k, then most groups would do 70% of ARV, which after your 7500 payoff and closing costs, puts you with an escrow around that 40k mark.
