HOWEVER, the trust must be create before death AND the property Vested into the Trust.Without a Trust, both a Will and the Intestate situations will go through probate;  the will only states the desired distribution and the Court normally honors it. 

Renton and Kent are desirable.  

Ultimately only you will be able to make this judgement call, but if it's a good property in a desirable area, it may well compensate for steps.

This neighborhood is mostly upper class professionals, higher end houses and a very desirable area.

Section 8' s can be a good deal if you have a run down property, or your own property in a area that is in less desirable area, another advantage is they tend to move less than other tenants.

We love finding rentals in Oldham, it's a highly desired area.

However, if they are licensed, they can call themselves anything they desire.
