If they like dated finishes that's one thing but I don't think the majority of retirees are going to seek out 1980's finishes.My personal background is the opposite of yours though.

Tell the tenant they need to pay by a date you feel comfortable with and stick to it(Fri or Mon would be best).

Figure on new floor covering, and in most cases figure on new appliances.The longer a house has been empty the more likely that it will be out of date and need updating to appeal to current buyers and tenants.

@Kevin Burton Kevin I think that I might make an offer to the seller like this$10 to 15k cash or less and do a subject to deal and you take over the mortgage payments bring it up to date on back payments then in the near future do a refi

If they sign a lease and pay the first month's rent by X date then it becomes the tenant's security deposit, if not it is forfieted as liquidated damages.
