I figure if I mess up my first deal for some reason real estate has a way of correcting itself in the future , it’s easy to do because I compare it with the things we would waste money on that would really help us like let’s say you see a home that’s $100k, and it has to be functional for a bank to approve a loan for it, so I’ll risk the $20k I been saving to get it , bank loans 80k , & if you followed the 1% you should be able to rent for $1000.

The other concept to wrap your mind around is that yield (how much the property throws off in cash, independent of your leverage, as measured against the value of the property) is a function of the risk of the asset and market.

I realize that each piece of software may not do everything all at once, but I'm really excited that these platforms exist as when I had been self-managing, there were only some watered down app's on my phone that were available.Finding out that software has evolved to a much more robust platform with features that are easily used and can be managed is a real blessing.
