Since they've told you multiple times they won't give you your money back, maybe they've gotten to the point where they will just ignore you as your constant emails and bugging them might be taking them away from focusing on the problem to resolve it?

It says "the dog attack occurred on or about" a certain date as if his clients dont know exactly when it happened, and it says his clients would like to resolve the matter without litigation.

Would it be reasonable to a) close on the property b) quit claim to an LLC that we control with no other partners c) add the second to the property with the friend/lender in place.That still doesn't resolve the seasoning issue.
