It's very easy to make the mistake of just looking at spreadsheets and basing your decision on projections. 

Like others have mentioned that seems pretty cheap but if the area is good and there are no major renovations or deferred maintenance(e.g. old furnace, water heater) that would be cost prohibitive to you in the first few years of owning it, it seems it could be a good opportunity. 

I know how to do home renovations and property management primarily.

We were very fortunate to have been able to fun our first project with cash, and we simply rolled the profits from once job to the next until we were able to do two at once.

So, I am optimistic that it will increase in next one year with less interest rates that’s projected.

I've learned more about renovation in 18 months than I ever have in 10 years.
