Was this just a random deal you found online?

If an agent set a lockbox up and let a random potential buyer they've never met show themself a property, they’d be censured, fined and potentially lose their license.  

You can either have them pay for days stayed (up to the end or middle of the month, not a random date) or try to have them pay until it is rented it again. 

Obviously I said if there was an actual fire or any smell of gas to leave and call 911 but he said there wasn't, they went off randomly.

This could be a more enjoyable tenant than someone random.

Randomly looking at a map or choosing markets because someone else said they were good places to invest is a terrible idea.

As opposed to picking one randomly from a hat because it appears to give better cash flow.

The properties simply come with too many headaches, extraneous random expenses, and there's only so many people who would voluntarily choose to live in that area.

If the owner doesn't get out there and check on it, I can see that the PM company won't do anything other than randomly send unqualified maintenance men to respond to issues; many times only putting a bandaid on it.

It wasn’t a random decision though.
