It would take a big rent increase to raise COC from 20% to 25%.Anything you put in for future rent increases is simply a guess.

As I become more knowledgeable my plan may change but as of now I am positioned for a buy and hold strategy.I am not opposed to investing outside of the state but am having a difficult time in finding the right area that is going to give me the best price-to-rent ratio.My long term goal would be to work for myself and allow me and my wife the luxury and blessing to stay home so we can raise our baby…hopefully another one on the way in the not so distant future =)My other long term goal would be to gain enough knowledge to become a major contributor to Biggerpockets.However, in the meantime I still I still have to work my 9 to 5 job for at least the next 5 years until I acquire the knowledge and network to be a full time REI.

Institutional investors attached to Broker/Dealers are using securities to finance these loans pools, the capital they raise is very cheap by doing so and the more of them who get sales traction on those bonds, the more prices are driven up.

Just as you wouldn't buy a used car for $1000 that needs $3000 worth of repairs when there's $3000 used cars that don't need repairs out there, you don't want to pay for a house like this and find out it will cost you more to rehab than you'll be able to raise the value.

After completing that, stabilizing the occupancy to market, raising rents to market, I would expect about $180k in annual NOI and close to $100k in cash flow (after debt service) annually.

Right now I have houses all over the city and even with a manager, it's becoming difficult to manage my manager while trying to manage all my flips as well.Right now my time is best spent raising capital and finding more deals.
