When wholesaling pre foreclosures do the end buyer pays off remaining loan balance and also default amount or just the remaining loan balance alone?

Here’s where I’m at.....Deal #1- I’ve got a lease option (as buyer) closing next month.

The prospective tenants signed the "Agreement to Execute Rental Agreement" this past Saturday and provided the holding deposit, and now I need to send them the actual rental agreement. 

Experts agree that a "balanced market" (meaning it's neither a buyer's nor seller's market) should have an inventory of 6-months. 

Most will not coop with other agents who produced a buyer.

@Ted Kaasch Cap rate is a good metric but not my go to because I'm not a cash buyer.

In other words don’t worry about claiming to be a cash buyer if you can close like a cash buyer.

However, by the time the appraisal is released the buyer is typically into the property for at least a few hundred dollars.  

Great episode.Bryce talked about using an Agreement of Sale strategy, in order to hold properties from being sold or even looked at by other buyers, while he does his due diligence.

He does give a lot of actionable advice, but his sales content does need to be changed a bit based on the industry you're in and the buyer type.Re: his syndications and Reg A fund, I would only be concerned with how the assets will do in the long run, since he seems to be focused on owning the nicest property in the neighborhood.
